Preparation of a sites ESM Annual Statement often reveals significant gaps in the maintenance scope in its need to meet the specific requirement.  These gaps potentially expose the property owner to legal and litigious repercussions.  Endeavouring to meet the NSW-soon to be mandated AS1851.2012, particularly reporting maintenance activity, results, and records serves to exposes them. 

The maintenance scope for FIRE is consistent and most ‘gaps’ have been closed however HVAC which is typically 5 to 10 times the cost is precured by an outdated or legacy scope, and often is scant on equipment detail, R&M inclusions like filters and Kitchen Exhaust cleans, and the ESM component for allowance.
